Staying in a vacation home instead of a hotel room, is the best way to truely enjoy your holiday. All of our homes are fully licensed and inspected by the State of Florida. Each home is privately owned and therefore uniquely different. Rest assured, each and every home is maintained at an extremely high level of quality and cleanliness. Our number one goal is to provide your family with a high quality vacation home at an affordable price. Please take the time to read the following information. Our rental and cancellation policy

All of our homes require a valid credit card number to confirm a reservation. This works two fold, one; to hold your reservation and two; to cover any damages that may occur to the property. Credit cards will be charged for full rental rate 30 days prior to arrival. If the reservation is cancelled before 30 days prior to arrival date, no penalty will be charged. Any cancellation within 30 days of arrival date will result in 1 nights charge. Cancellation within 1 week of arrival, will result in lose of 1/2 of full rental amount.

What address will I be at?

After your rental home is paid in full, final confirmation details will be sent to you. The exact home address, lock box information, directions, the home telephone number and all final details will be sent to you. You can travel directly to your vacation home anytime after 4:00 PM on your scheduled arrival date. A representative from the local management company will contact you shortly after your arrival and make sure everything is fine with your rental home.

What to bring

Your home is fully furnished and is equipped with all lines, towels, dishes, silverware and cooking utensils. Normally cribs, high chairs and bbq's are not provided at your home. These items can be rented for your stay at a nominal fee. All useable items such as: paper towels, toilet paper, laundry detergent, soap and trash bags are not provided with your home. Your home is located very close to a grocery store where all these items can be purchased.

Check in time 4:00 PM

You are welcome to arrive anytime after 4:00 PM on your arrival date. Please remember you are staying in someone's dream vacation home. Please treat it with respect and care. We highly suggest, you spend the first night getting accustomed with your vacation home and its surroundings. A local grocery store will be located just minutes from your home. Go shopping for your supplies and spend time unwinding by your pool and planning your fun filled days to come. Your home will contain a welcome book, please take the time to read it.

Check out is 10:00 AM

It takes 4-6 hours to properly prepare a home for the next guest. It is very important that you leave the home on time. If you would like a late check out please call us and we will try and help! We do not expect you to completely clean the home, but please leave it neat and tidy. Strip all used linens and please start a load of laundry for the housekeeper, it will be greatly appreciated! Please load and start the dishwasher, place all trash in the bins, shut the lights, lock the door and have a safe journey back home. Property occupancy limits

Please note Florida law puts strict limits on the number of occupants permitted to stay overnight in vacation homes. These are:

3 bedroom home-8 persons

4 bedroom home-10 persons

5 bedroom home-12 persons

Please note that the authorities police this law and that they have the powers to spot check homes at any time for infringement. In the event of higher occupancy than that permitted you will be required to vacate the property. In this event there can be no refund of the rental payment.

Sorry, no smoking or pets!

All of our homes are non-smoking properties. If you smoke we request that you do so outside. Thank you for your help and understanding. Please note that pets are not permitted in our homes and if it is discovered that a pet has been in a home, there is an automatic charge $150 to cover the cost of professionally cleaning all carpets and upholstery. There is also an added charge of $50 to call in a pest control company.

Pool heating

There is an additional charge of $25 per day if pool heating is required. Pool heating must be ordered for the entire length of your stay. During winter months, pool heaters will generally heat the water temperature to 86 degrees Fahrenheit. If the air temperature, however, lowers to 55 degrees or less, then although the heaters operate for longer hours than in warmer weather they will not be very effective and the water temperature will not reach a comfortable level. We regret that in these circumstances a refund of part or all of the additional charge is not possible and your understanding of this important is an essential part of ordering pool heat.
